What can you let?
Flat, house, room or garage: for medium and long term
As a whole or by the room, for a school year or for years. Rentkey takes you from the listing to the monthly rent, and your accommodation software handles the short stays, with the calendars synced both ways.

Letting by the room
Letting by the room is simpler than you think
For students, young workers and people on lower incomes, a room is often the only rental within reach. For you, one flat brings several predictable incomes.
- ✓Every room is its own unit: its own listing, tenant and lease
- ✓Rentkey splits the flat's utility bill between the rooms
- ✓Every flatmate sees repairs in shared rooms, only you manage them
- ✓One message reaches every tenant of the flat
- ✓When a room becomes free, you list only that room again
- ✓Blocks per room too, e.g. for renovation or the summer months
Who is it for?
- StudentsFor a school year, instead of a dorm. On a first rental, the Passport doesn't penalise the missing rental history.
- Young workersNext to a first job, with their own room and clear shared costs.
- Lower incomesMore affordable than a whole flat, and still with a lease of their own.
Lease terms
Medium and long term in Rentkey, short stays in your accommodation software
- Short term
Days, weeks
Airbnb, Booking, Szallas.hu: your accommodation software handles these. The calendars sync both ways: Rentkey passes on the occupancy and the bookings come back into Rentkey, so nothing clashes.
- Medium term · Rentkey
1–11 months
A school year, a semester, a project, temporary housing. The same lease, Passport, handover and rent as a long let.
- Long term · Rentkey
1 year and more
Fixed or indefinite leases, with a reminder before the end, rent management and deposit settlement.
Mixed year: a tenant during the school year, a block or short stays in summer. The occupancy calendar shows it on one bar.
Two-way sync
One calendar, both ways
Every flat and room has its own live calendar link. Rentkey's leases and blocks show as booked on the portal or in your accommodation software, and the portal bookings come back into Rentkey's occupancy calendar.
Calendar links are available from the Pro plan.
Frequently asked questions
Does a garage need a lease too?
Yes, but Rentkey's built-in lease template is written for flats. For a garage or parking space, upload your own lease signed on paper or with DÁP. Rent and payments work the same way.
When letting by the room, is every room a unit?
Yes, every lettable room counts as one unit in the plan, like a flat.
Can I apply as a student if I've never rented?
Yes. The Passport doesn't penalise a first rental: rental history is left out of the score, and few proofs are not a negative judgement.
How are utilities split when letting by the room?
You record the flat's bill once, and Rentkey splits it between the rooms; each tenant sees their own share.
